Here is a 1908 advertisement for the Yates Estate, the then newly subdivided lots in the area bordered by Gorge Road West to south, Burnside Road on the north, Tillicum Road on the west and Harriet Road on the east.

This subdivision was developed by the B.C. Land and Investment Agency Ltd, a British company which channeled British capital in British Columbia projects.

Here is a Google Map showing the area where the Yates Estate is located. We have used fairway Market as a reference point because it is located in the area pictured in the upper left hand corner of the 1908 advertisement above:

The advertisement shows the British Columbia Land and Investment Agency Ltd. based at 922 Government (now demolished). In 1910 the British Columbia Land and Investment Agency Ltd. retained architect Francis Rattenbury to design and build a new Victoria headquarters for the company at 530-534 Broughton Street.

This building at the corner of Broughton Street and Langley Street was designed in 1909 by architect Francis Rattenbury as offices for the B.C. Land & Investment Company.
